Rock Breaking:

• Interior design will be as per agreed upon sizes/materials as mentioned in separate contract exclusively for interiors.
• Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

• Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.
• Transportation of excavated earth is included near the construction site.
• Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.
• Soil testing will be done by us prior to commencement of construction and any new findings that arise from it and additional civil works to be taken on consequently will be additional in work scope & costs – If found SBC is less, Loose soil etc.
• Considered site & road level to be equal, if the ground level needs to be raised above 12” for car parking and 18" above for building, it shall be charged for accordingly as per actuals

Warranty:

Over Head Tank:

• ISI standard multi-layered Water Tank will be provided.
• Water tank capacity starts from 2000 litres and the capacity depends on the total built-up area. Larger Tank will be provided at extra cost.

Internal & External Staircase and Balcony Railings:

• SS Railings with 10MM Thoughned Clear Glass Standard designs will be provided as company standards with client selection for Internal staircase and Balcony railings.
• 304 gauge with 16-gauge round/box pipes will be used.

Water for construction:

Borewell:

• Borewell is not included in the package.

Rock Breaking:

• Hard rock/soft rock excavation drilling expenses if required. – If Rock is found in foundation

Interior :

• Interior design will be as per agreed upon sizes/materials as mentioned in separate contract exclusively for interiors.
• Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

• Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.
• Transportation of excavated earth is included near the construction site.
• Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.
• Soil testing will be done by us prior to commencement of construction and any new findings that arise from it and additional civil works to be taken on consequently will be additional in work scope & costs – If found SBC is less, Loose soil etc.
• Considered site & road level to be equal, if the ground level needs to be raised above 12” for car parking and 18" above for building, it shall be charged for accordingly as per actuals

• Sink Faucet and Accessories worth upto Rs.2000 will be provided.
• In kitchen aqua guard tap point will be provided.

Living, Dining, Kitchen & Bedrooms:

• Flooring Athangudi/kota/clay/ceramic or equivalent tiles will be provided of value Rs. 65 per sqft.

• Flooring Antiskid tiles/clay tiles of worth upto Rs.45/sqft will be provided.

Staircase & Foyer:

• Staircase granite or tiles of worth upto Rs.110/sqft will be provided (Threads will be Lapotra will be used).

Parking Area:

• Flooring Antiskid tiles of worth upto Rs.45/sqft will be provided.

Sanitaryware and CP fittings:

• Sanitaryware and CP fittings will be used of worth upto Rs.28,000 Each Toilet and powder room Rs.8000 Each.
• Includes EWC, Washbasin ,Pillar cock, Wall mixer/Diverter, Health Faucet, Overhead shower with Arm, Concealed stopcock(Optional), CP fittings and Accessories Conduits etc.,

Ceramic Wall and Floor Tiles: 

• Ceramic Wall tiles for bathrooms worth upto Rs.45/sqft and Floor tiles worth upto Rs.45/sqft will be provided.
• Height of the Wall tiles will be upto 7 feet above the Floor.
• Anti-Skid Ceramic Floor tiles will be provided.

• I.S.I mark Astral brand CPVC and PVC will be used in Plumbing.

• One Main Door + Door frame with worth of Rs.25000/-.
• wood section of (3’’x5’’) will be provided.
• Height and width of the Main door frame will be 3 feet 6 inches X 7 feet.
• Main door fittings will be antique.
• Company Standard Door designs will be provided.

Internal door and Frame:

• Red Sal wood for all internal door frame and door worth of Rs.11000/-.
• All internal doors with Laminated doors.
• wood section of (3’’x5’’) will be provided.
• All Internal door fittings will be SS Coated.
• Company Standard Door designs will be provided

Bathroom/Balcony/Utility/Headroom door and Frame:

• Red Sal wood for all other door frame and door worth of Rs.9000/-.
• Bathrooms & Utility & Headroom & Balcony doors will be of plain water proof flush doors with putty and paint wood section of (3’’x5’’) will be provided.
• Height and width of the bathroom door frame will be 2’6” feet X 7 feet and . Height and width of the all-other door frame will be 3’ feet X 7 feet.
• All door fittings will be SS Coated.
• Company Standard Door designs will be provided.

Window & Grills:

• Windows of uPVC 3-track & 5mm clear glass with a provision of Mosquito mesh as per company standards.
• 10mm MS-square rods Safety Grills will be provided for the windows.
• Windows and Grill design will be as per company standards.
  If required, upgrade to wooden windows can be made at an additional cost per Sqft, measured on actual areas. The additional cost can be calculated based on the wooden material chosen by the Client.)

Wires:

• Anchor/Equivalent brand Fire proof  wires as per company standard.

Switches and panel Boards:

• Anchor roma Brand Switches and Panel boards will be provided as per company standard.

Pipe conduits:

• Quality with hidden in slabs and walls will be provided as per company standard.

MCB’S & MAIN DB:

• Indonesian MCB will be provided as per company standard.

Note: Electric fixing and fixtures like Fans, Bulbs, Motor, Meters, Meter Box ,Earthing, Cabling etc., are not included in the package. It will be of additional cost.

Plastered Surface: 
Internal/External

• Internal walls,2-coats of JK wall putty will be provided.
• 2-coats of Asian paints Premium emulsion will be provided all plastered surfaces only.
• External walls,1-coat of Birla white Exterior Primer will be provided.
• 2-coats of Asian paints Ace Weatherproof paint will be provided.all plastered surfaces only. 

UNPlastered Surface: 
Internal/External

• 1-coats of Primer base coat and 1 coat of Asian tile Guard protex paint will be provided. 

Wood and Grill Painting:

• Main Door will be polished and Internal doors will be painted.
• 2-coats of Asian paints Enamel painting will be done for Window  grills, balcony and Staircase MS railings.

UG Sump:

• Underground Sump will be 8” Thick Solid concrete blocks with mesh and waterproof plastering.
• Sump will be of 10000 litres capacity depends on the total built-up area. Larger sump will be provided at extra cost.

Over Head Tank:

• ISI standard multi-layered Water Tank will be provided.
• Water tank capacity starts from 1500 litres and the capacity depends on the total built-up area. Larger Tank will be provided at extra cost.

Internal & External Staircase and Balcony Railings:

• MS Railings with Standard designs will be provided as company standards with client selection.
• 16-gauge round/box pipes will be used.

• Pest Control Treatment: Anti-termite treatment will be provided at the plinth level of the earth.
• Invertor Provision: 1 Inverter Point provision will be provided.
• Solar Provision: Solar provision will be provided for Bathrooms.
• Waterproofing compound for walls: Dr.Fixit/Fosroc waterppofing chemical for external Plastered walls
• AC Provision: 1 AC point provision for Master Bedroom
• CCTV provision: 2 CCTV points conduit will be provided.
• MLC Gas Line Provision: Jindal brand MLC Gas pipeline provision will be provided for one Kitchen point.
• Home Earthing Point: One-point proper earthing point for house will be provided.
• Texture Paint: Front Elevation Texture paint will be provided at required areas
• 4 Inch Block Compound Wall: Compound wall will be provided up to 4 feet height from car parking plinth level using 4’’ blocks with proper plastering and painting works

• MS Gate: Simple design gate will provide in MS 16 Gauge with 10 Feet wide and 5 feet Height. With painting

Bescom Power Connection:

• Temporary electrical & water cost for construction will be borne by the owner
• Earthing for a home is not included in the package.
• Transformer, Borewell, Lift - As per actuals.
• Meter box and cabling works
• Temporary Power Renewal per month as per actuals.
• Light & electrical fittings, landscaping, chimney, burner, and core cutting will be charged extra

Water for construction:    

• The required amount of Water for the construction of the project should be provided by the Client.
• Water supply for construction Based on no. of tankers procured as per actuals.
• Road cutting for electrical and water connections will be an additional charge as per actuals

Borewell:

• Borewell is not included in the package.

Rock Breaking:

• Hard rock/soft rock excavation drilling expenses if required. – If Rock is found in foundation

Interior :

• Interior design will be as per agreed upon sizes/materials as mentioned in separate contract exclusively for interiors.
• Kitchen trolleys, wardrobes, or any furniture item, pop works, etc.

Miscellaneous:

• Rainwater harvesting will be provided as per BBMP /BDA norms at a nominal cost.
• Transportation of excavated earth is included near the construction site.
• Backfilling shall be done using excavated soil only. Backfilling using burrowed earth shall be charged for material and transportation charged as per actuals.
• Soil testing will be done by us prior to commencement of construction and any new findings that arise from it and additional civil works to be taken on consequently will be additional in work scope & costs – If found SBC is less, Loose soil etc.
• Considered site & road level to be equal, if the ground level needs to be raised above 12” for car parking and 18" above for building, it shall be charged for accordingly as per actuals
• In the case of an external staircase, the headroom is not part of the package. Headroom will be chargeable as per package as per client requirements
• Additional transport or ancillary expenses that arise due to congestion/location of site. – If there is congestion.The tapered roof area will be charged for extra
• LPG gas lining will be charged additionally as per actuals
• Any water treatment structures or pits will be extra
• All safety grills fabrication, painting, and installation apart from above mentioned

Govt Plan Approval Assistance:

• BrickNEarth will provide assistance to agencies to get sanction plans and obtain permissions, licenses & sanction fees & Blue Prints if required.
• Construction Blueprint with Hard copies.
• Sanction plans for construction.
• Temporary & Permanent Electrical connections.
• Water & Sewage connections.

Warranty:

• We provide 10 years of warranty on Structural elements in Reinforced Cement Concrete (RCC) from the date of Handover of the Project.
• For all other Civil works, a Warranty of 1 Year from the date of Handover shall be provided. And Fixture Warranties As Per Brand Makes.

Waterproofing warranty:

• 10 Years - Guarantee Waterproof, & Leakages

Terms:

• A Civil Engineer/Supervisor team will be provided for your site and visits/inspections and monitoring of the works will happen every alternate day.
• The place for a temporary shed and toilets for laborers has to be provided by the owner.
• All support required at the site for a smooth flow of work should be ensured by the owner.
• Government fees for the liaison bodies are to be paid directly by the client
